Yes — Utah allows for-sale-by-owner (FSBO) transactions. You retain listing commission (typically 3%), but you’re responsible for:
- Pricing correctly (a bad price kills more FSBOs than anything else)
- Marketing (photos, MLS via flat-fee service, syndication)
- Legal disclosures — Utah requires a Seller Property Condition Disclosure
- REPC negotiation & contract execution
- Managing showings, inspections, appraisals, and closing coordination
