It depends on the loan type. In Utah:
- Conventional: 3-20% down (as low as 3% for first-time buyers on Fannie Mae’s HomeReady).
- FHA: 3.5% down with a credit score of 580+.
- VA: 0% down for eligible veterans and active duty.
- USDA: 0% down in eligible rural areas — parts of Tooele, Iron, Sanpete, and rural Utah counties qualify.
Utah also has Utah Housing Corp down-payment assistance programs for qualifying first-time buyers.
